is a real estate investment and management firm, focused primarily on investing in distressed residential and "value add" multifamily opportunities. We are actively involved in the entire property investment life cycle: acquisitions, financing, management, and disposition.

The current real estate community is flooded with capital market financiers who lack the "brick and mortar" skill to turn real estate as a business around-- which is exactly what is needed now. We are “brick-and-mortar" real estate operators, who understand what it takes to navigate through these turbulent times.

Our principal’s backgrounds spans the entire real estate industry— acquisitions, dispositions, leasing, construction, asset management, and property management — and this gives us a unique perspective to analyze at each opportunity holistically.

Falcon Rock Capital is currently seeking multifamily acquisition opportunities throughout California and Texas. We are looking for "value add" opportunities presented by the current real estate market cycle.

Today’s real estate market presents us with some very intriguing investment opportunities, and the next few years will present us with investing opportunities we have not seen since early 1990's.  It is those with capital, prudence, and the courage to act who will reap the benefits from the current real estate market cycle.

We look for these key ingredients:

  • Value: The housing bubble fueled by greed and easy credit created a huge discrepancy between price and affordability.  We carefully evaluate and monitor affordability in the context of the economic fundamentals, to identify real opportunities.
  • Cash flow: Our investment must generate  positive cash flow from day one. Income generation is fundamental. 
  • Upside potential: We look for under-valued or value-added properties, due to market circumstances, absentee ownership, poor asset management, deferred maintenance issues, and others, presenting substantial investor return upon resolution and disposition.
